These Booking Terms apply to direct reservations made with Leonard’s Lookout through this website, by email or by another method agreed directly with us.
Please read them before making any payment towards a booking.

2. The accommodation
Leonard’s Lookout is self-catering tourist accommodation near Orce, Granada.
Unless expressly agreed otherwise in writing, a direct booking is for exclusive use of Leonard’s Lookout as advertised for the dates shown in the booking confirmation.
The property is offered for a maximum of 8 guests in 4 double bedrooms.
A booking covers accommodation only unless an additional service or arrangement is specifically included in writing.
3. Booking requests and offers
Submitting a booking request through this website does not create a confirmed reservation and does not automatically hold the requested dates.
After receiving a request, we will check availability and, where appropriate, send a booking offer setting out:
- Arrival and departure dates
- Number of guests
- Total accommodation price
- Any applicable offer or promotional code
- Deposit or payment required
- Balance due date
- Any security deposit applicable to that particular booking
- These Booking Terms
- Payment instructions
Unless we expressly agree to hold the dates, a booking offer does not itself reserve them.
A booking becomes confirmed only when:
- The required deposit or full payment has been received; and
- We have sent written booking confirmation.
If we receive a payment but are unable to confirm the booking, the payment will be returned promptly.
4. Prices and offers
The total accommodation price shown in the booking offer is the price applicable to that reservation.
Any mandatory amount payable to us will be clearly stated before the guest makes a payment.
Special offers, promotional codes and discounted rates are subject to their individual conditions and cannot be combined unless expressly agreed.
An offer or promotional code does not itself determine the final price. The price stated in the individual booking offer is the price that applies.
Prices advertised or offered at another time do not apply retrospectively to an existing confirmed booking.
5. Deposit and payment
For bookings made more than 28 days before arrival, a deposit of 30% of the total accommodation price is required.
The remaining 70% balance is due 28 days before arrival.
For bookings made within 28 days of arrival, the full accommodation price is payable.
Payment will normally be requested through Wise or by another payment method agreed with us.
A Wise payment request may display the name Verity-Jane Roworth, the accommodation provider for Leonard’s Lookout.
The payment amount and deadline will be stated clearly in the booking offer or subsequent balance request.
If the initial payment is not received, the booking will not be confirmed.
If a confirmed booking has an outstanding balance that is not paid by the stated deadline, we may contact the lead guest and give a reasonable opportunity to make payment. If payment remains outstanding, we may cancel the booking subject to these Booking Terms and applicable law.
6. Cancellation by the guest
Cancellation must be made in writing by email to:
The following cancellation terms apply.
29 days or more before arrival
Accommodation payments received will be refunded.
Any genuinely unrecoverable payment-processing or bank charges may be deducted where legally permitted.
Between 14 and 28 days before arrival
The 30% booking deposit is non-refundable.
Any accommodation payments received above the amount of the deposit will be refunded.
13 days or fewer before arrival
The full accommodation price is non-refundable.
No-show or early departure
No refund is due for unused accommodation where a guest does not arrive, arrives late, leaves early or chooses not to use part of the booked stay, subject to any rights that cannot legally be excluded.
Security deposits
Any refundable security deposit already paid in respect of a cancelled stay will be returned and are not treated as part of the accommodation cancellation charge.
7. Changes to a booking
Requests to change dates, guest numbers or other booking details are subject to availability and must be agreed in writing.
A change may result in a different price.
A booking is not considered amended until the change has been confirmed by us in writing.
8. Exceptional circumstances
Where exceptional circumstances outside the reasonable control of either party materially prevent the stay from taking place, guests should contact us as soon as reasonably possible.
The circumstances will be considered reasonably and in accordance with any applicable legal rights.
Depending on the circumstances, we may agree alternative dates, a booking credit or a refund.
Nothing in these Booking Terms limits any rights that cannot legally be excluded.
9. Cancellation by Leonard’s Lookout
In the unlikely event that we are unable to provide the accommodation booked, we will contact the guest as soon as reasonably possible.
The guest will be offered either:
- Suitable alternative dates, where acceptable to both parties; or
- A refund of all sums paid to us for the affected booking, including any security deposit already paid.
Any mandatory rights available to the guest under applicable law remain unaffected.
10. Security deposits
We do not normally require a security deposit for direct bookings.
In some circumstances, we may require a refundable security deposit of up to €300.
Where a security deposit applies, the amount and payment arrangements will be clearly stated in the original booking offer before any payment towards the booking is made.
If no security deposit is shown in your booking offer, no security deposit will be required for that booking.
A security deposit is separate from the accommodation price.
Where one is required, it may be used towards the reasonable cost of:
- Damage to the property or its contents
- Missing items
- Damage caused by guests or visitors
- Exceptional cleaning required because of a serious breach of the house rules
- Other direct losses caused by misuse of the property
Normal wear and tear and ordinary cleaning are not chargeable against a security deposit.
Where no deduction is required, the security deposit will normally be returned within 7 days after departure.
If damage requires further assessment or quotations, we will inform the lead guest and return any undisputed balance as soon as reasonably possible.
Guests remain responsible for damage or losses for which they are legally liable whether or not a security deposit was required.
11. Guest numbers and occupancy
The number of people staying at the property must not exceed the number confirmed in the reservation or the permitted maximum occupancy.
Additional overnight guests are not permitted without prior written agreement.
The person making the booking is responsible for ensuring that all members of their group comply with these Booking Terms and the house rules.
12. Guest registration
All guests must provide the information legally required for traveller registration and complete the applicable guest-registration process before access to the accommodation is provided.
Failure to complete the required registration may prevent check-in.
Information collected for this purpose will be processed in accordance with applicable law and the Leonard’s Lookout Privacy Policy.
13. Check-in and check-out
Standard times are:
Check-in: from 3:00 pm
Check-out: by 11:00 am
Different arrangements apply only where specifically agreed in writing.
Guests must leave the property reasonably tidy and follow the departure instructions provided.
14. House rules
Guests are required to respect the property, neighbours and surrounding area.
In particular:
- Smoking is not permitted inside the property.
- Quiet hours are from 10:00 pm to 8:00 am.
- Toilet paper, wipes, sanitary products and other hygiene products must not be flushed down the toilets.
- The main access drive must be kept clear.
- Guests must follow reasonable safety and property-care instructions provided before or during the stay.
Serious or repeated breaches of the house rules may result in the stay being terminated where reasonably necessary.
No refund will be due where termination results from a serious breach by the guest, subject to applicable law.
15. Spa use
The private spa is provided for the enjoyment of guests and is not supervised.
Guests use the spa voluntarily and are responsible for using it sensibly and in accordance with any instructions provided at the property.
In particular:
- Children must be supervised by a responsible adult at all times.
- The spa must not be used by anyone who is intoxicated or otherwise unable to use it safely.
- Guests should not use the spa where they have been advised for medical reasons to avoid hot-water bathing.
- Glassware must not be taken into or immediately around the spa.
- Guests should take particular care when entering or leaving the spa and on wet surrounding surfaces, which may be slippery.
- The stated maximum occupancy of the spa must not be exceeded.
- Guests must follow any operating, hygiene and safety instructions provided.
Guests are responsible for their own reasonable assessment of whether they are able to use the spa safely.
16. Damage, loss and personal belongings
Guests must take reasonable care of the property and report significant damage or problems as soon as possible.
Guests are responsible for damage or loss caused deliberately, negligently or through misuse by themselves or members of their group.
Guests remain responsible for their own personal belongings.
Nothing in these Booking Terms excludes or limits liability where doing so would be unlawful.
17. Problems during the stay
If a problem arises during the stay, guests should contact us as soon as reasonably possible so that we have an opportunity to investigate and, where possible, resolve it.
Contact:
Guests should not wait until after departure to report a problem that could reasonably have been addressed during the stay.
18. Complaints
If a guest wishes to make a formal complaint, they should contact us in writing with sufficient information for the matter to be investigated.
Official Junta de Andalucía Hojas de Quejas y Reclamaciones are available in accordance with applicable Andalusian consumer law, including through the applicable complaints system.
Nothing in this section restricts a consumer’s right to use the official complaints procedure or another remedy available under applicable law.
19. No 14-day cooling-off period
Direct accommodation bookings for specific dates do not benefit from the standard 14-day consumer cooling-off right that applies to many distance contracts.
Spanish consumer legislation expressly excludes accommodation services for specific dates or periods from that right of withdrawal.
The cancellation policy in Section 6 therefore applies from the time the booking is confirmed.
20. Booking confirmation and contract
Before a guest becomes bound by a direct booking, the principal characteristics of the accommodation, provider identity, dates, total price, required payment and applicable contractual conditions will be provided clearly.
Once the required payment has been received and the booking has been confirmed, we will provide written confirmation by email.
The agreement for the booking consists of:
- The individual booking offer
- These Booking Terms
- The written booking confirmation
- Any subsequent changes expressly agreed by both parties in writing
Guests should keep the booking confirmation for their records.
21. Privacy
Personal information provided in connection with a direct booking will be processed in accordance with the Leonard’s Lookout Privacy Policy.
Information may also be processed where necessary to comply with legal guest-registration, accounting, taxation or other statutory obligations.
22. Governing law
These Booking Terms are governed by Spanish law.
Nothing in these terms removes any mandatory rights or protections available to a consumer under Spanish or European consumer law.
Any dispute will be dealt with by the court, authority or dispute-resolution body having jurisdiction under applicable law.
23. Changes to these Booking Terms
These Booking Terms may be updated from time to time.
The terms applying to a booking will be the version provided or made available to the guest before the guest made the payment that confirmed the booking.
The latest website version will display its revision date.
